When You Actually Need It
Signs your aircon needs a chemical wash

That damp, sour or "old gym bag" smell when the aircon turns on. Mould and bacteria are growing inside the fan coil.
Water dripping from unit
Drainage is clogged with bio-sludge that water alone can't clear. Chemical treatment dissolves the buildup.

The coil and blower are coated in grime, choking airflow and forcing the unit to work harder for less cooling.

Cover the area below the aircon

Test the unit before we start
We power on, check airflow, listen for noises and identify any pre-existing issues.
Dismantle the covers
Front cover, swing flap and filter housing carefully removed. We know the right clip placement for every brand.
Take out the water tray
The drainage tray is removed and inspected. This is where most "smelly aircon" problems start.
Remove the blower
The fan roller (blower wheel) comes out. This step alone is what most "cheap servicing" companies skip entirely.
Place large water tray under fan coil
A large catch tray goes under the in-place fan coil to contain the chemical solution and rinse water. No spills, no mess on your wall.
Apply chemical solution to the fan coil
Aircon-grade chemical agents are applied directly to the coil fins. The chemicals penetrate where water can't reach.
Let chemical work to break down grime
The solution sits on the coil long enough to dissolve mould, sludge, bacteria and oxidised residue. Patience matters here.
Pressure-jet wash the coil & all parts
The dissolved grime gets blasted out with a high-pressure jet. The water comes out black, guaranteed.
Rinse thoroughly
Multiple rinse cycles to make sure no chemical residue stays on the coil. This protects the unit long-term.
Dry everything completely
No reassembly until everything is properly dry. Wet reassembly causes electrical issues and leaks.
Vacuum the drainage pipe
Drainage line vacuumed clear of dissolved sludge. This is critical, chemical wash often loosens months of buildup.
Reassemble and test
Everything goes back together properly. Unit is run, airflow checked, cooling confirmed cold, before we leave.
Bonus: gas pressure check
We always check refrigerant pressure on chemical wash visits. If gas is low, we'll quote a top-up, only if you agree.
