An aircon chemical overhaul Singapore homeowners trust when nothing else works — your fan coil is fully removed from the wall, every component is dismantled, chemical-washed and pressure-jet rinsed individually. $100–$150 per unit with a free gas top-up if needed.
Where Overhaul Sits
Most homes only ever need general servicing. Step up to chemical wash or chemical overhaul only when the level below it can't fix the problem.
Routine quarterly clean. Dismantle covers and blower, jet-wash the parts, reassemble. Done in place on the wall.

You are viewing thisWhen You Actually Need It
If you've already done a chemical wash and the problem came back, or your unit is in any of these states, an overhaul is the right move.
If the drainage is still backing up after a chemical wash, the bio-jelly is hardened deep inside. Only full disassembly clears it.
Mould trapped in the rear of the heat exchanger and casing seams can't be reached without removing the whole unit. Overhaul is the only fix.
If gas levels are fine but cooling is still poor, the coil is so clogged that airflow is choked off. Overhaul restores it.
Old units that have never had an overhaul accumulate years of compacted grime. A single overhaul can extend life by several years.
If the smell returns within weeks of a chemical wash, the source is inside parts that can only be cleaned by removing them.
Before spending $1,500+ on a new install, an overhaul on a 7–10 year unit can restore performance to near-new for a tenth of the cost.
If your refrigerant is low after we put the unit back, we top it up for free. Not a hidden $80 surprise like other companies.
Some companies call a chemical wash an "overhaul." We physically take your fan coil off the wall — that's the real definition.
If a chemical wash will fix your problem, we'll tell you. We don't push overhaul on units that don't need it.

Chemical Wash vs Chemical Overhaul
Both use chemicals on the fan coil. The difference is what comes off the wall.

The Lion City Process
The steps unique to overhaul are highlighted — these are what separate it from a chemical wash.
Floor sheets and furniture protection go down first. We treat your home like our own.
Power on, check airflow, listen for noises and document any pre-existing issues — so we know exactly what we're dealing with.
Refrigerant pumped down to the outdoor compressor, electrical isolated. Done correctly so no gas is wasted.
Front cover, swing flap and filter housing carefully removed.
The complete fan coil unit comes off the bracket and out of the room. This is what makes it an overhaul.
The drainage tray and fan roller (blower wheel) are separated from the main unit.
All parts taken to a designated wash location — usually a balcony or service yard — where we can work cleanly.
Coil, blower, water tray and casing all get aircon-grade chemical solution. Years of compacted grime starts breaking down.
Every dismantled component goes under high-pressure jet individually. Hidden mould, jelly and bacteria flushed out.
Multiple rinse cycles to ensure no chemical residue stays on any component.
No reassembly until everything is fully dry — wet reassembly causes electrical issues and corrosion.
Drainage line vacuumed clear. Often releases years of accumulated sludge that's been causing leaks.
Unit goes back on the bracket, all mounting points secured properly. We re-align the bracket if it was off originally.
Refrigerant lines reconnected, valves opened, electrical reconnected and safety-checked.
If your refrigerant is low after reinstallation, we top it up at no extra cost. This is built into the $150 price.
Unit run, airflow checked, cooling confirmed cold — before we leave. You'll see the difference immediately.
