Every aircon owner in Singapore eventually gets offered a chemical wash. Sometimes you need it. Often you do not, and a normal service would have done the job for a third of the price. Because we sell both, we will lay out exactly what each one involves, what they cost, and the honest rules for when to upgrade. No scare tactics. The Three Levels of Aircon Cleaning

1. General Servicing, from $20 to $45 per unit

The routine clean every unit needs regardless of condition: filters, front panel and visible coil surface cleaned, drain checked and cleared, blower checked, gas pressure and operation tested. Pricing: 1 unit $45, 2 units $60, 3 units $75, 4 units $90, and $20 per unit for 5 or more. This is the maintenance that prevents most problems, done quarterly. 2. Chemical Wash, $80 flat per unit

The fan coil is cleaned with a chemical solution that breaks down the mould, sludge and bacteria a general service cannot reach inside the coil fins and blower. The drain pan and line are chemically treated too. This is the fix for units that smell musty, drip from biofilm-clogged drains, or blow weak air through a coil packed with grime. 3. Chemical Overhaul, $100 to $150 per unit

The fan coil is fully dismantled, every part washed and pressure-jet rinsed individually, then reassembled, with a free gas top-up built into the price. Pricing: 1 unit $150, 2 units $280, 3 units $390, 4 units $480, $100 per unit for 5 or more. 24,000 BTU single-splits add $30 per unit. General vs Chemical: What Each Actually Fixes

  • Dusty filters, routine upkeep, mild weakening of airflow: general service. This is 80 percent of visits.
  • Musty smell when the unit starts: chemical wash. The smell is mould and bacteria living inside the coil, and surface cleaning does not kill a colony.
  • Water dripping from biofilm in the drain: drain vacuum (from $90) or chemical wash if it keeps returning. See the leaking guide.

  • Years of neglect, persistent smell or weak cooling even after a wash: chemical overhaul.

The Honest Rules

You do not need a chemical wash on a schedule. A unit that gets regular general servicing, smells fine and cools well does not need an annual chemical wash “for maintenance”. That is an upsell. Chemical cleaning is for specific problems: smell, recurring drain clogs, grime-choked coils.

But a chemical wash is not an upsell when the symptoms are real. If your bedroom unit smells like a damp towel every morning, no amount of general servicing fixes that, and paying $45 repeatedly for a problem that needs the $80 fix is the actual waste of money.

Skipping servicing to “save for a chemical wash later” costs more. Quarterly general servicing (or our annual contract from $160 per year) keeps most units from ever needing the heavier treatments. Letting a unit go years uncleaned then overhauling it is the expensive route.

How to Tell What Your Unit Needs Right Now

  1. Smell test. Musty or sour smell on startup means mould inside: chemical wash.
  2. Look at the coil behind the filter. Grey fuzz and caked dirt across the fins: chemical wash. Light dust: general service.
  3. Dripping water? Drain problem. Vacuum first, chemical wash if it recurs.

Frequently Asked Questions

How often should I do a chemical wash?

Only when symptoms call for it. A well-maintained unit might need one every 2 to 3 years, or never. A heavily-used bedroom unit in a dusty environment might genuinely benefit yearly. Schedule general servicing, react with chemical cleaning.

Is a chemical wash safe for the aircon?

Done properly, yes. The chemicals are formulated for coil cleaning and rinsed through. Sloppy work with harsh chemicals and no proper rinse can corrode fins over repeated washes, which is one more reason not to do unnecessary ones.

Will a chemical wash make my aircon colder?

If the coil was dirty, noticeably. The grime layer insulates the coil and blocks airflow. If the coil was already clean, no, and weak cooling from a clean unit points to gas or mechanical issues instead.

What is the difference between chemical wash and chemical overhaul?

A wash cleans the coil and drain in place. An overhaul dismantles the whole fan coil and washes every component separately, with a gas top-up included. The overhaul is for units a wash can no longer rescue.

My company quoted me a chemical wash for every unit, every visit. Normal?

No. That is a revenue model, not maintenance. Most units most of the time need general servicing only.
